Real Estate Fees
Kyle & van der Steen LLP provides the full range of services related to real property transactions including:
- Purchase and sale of residential and commercial real estate;
- Survivorship applications (required when a joint tenant dies usually a spouse)
- Mortgage refinancing
Kyle & van der Steen charges block fees for real estate transactions. Please be aware that other law firms may quote lower amounts costs but be sure that you are comparing “apples to apples and not oranges”. Our fees are all inclusive!
Residential Purchase (resale): $1,395 + HST
- Inclusive of title insurance for purchases under $500,000 and ONE mortgage
- Title insurance surcharge for purchases over $500,000 to $1,000,000 passed on to purchaser
- The legal costs for purchases of more than one million dollars are quoted individually
- $450 + HST for each additional mortgage
Residential Purchase (new construction): $1,395 + HST
- Inclusive of title insurance for purchases under $500,000 and ONE mortgage
- Title insurance surcharge for purchases over $500,000 to $1,000,000 passed on to purchaser
- $450 + HST for each additional mortgage
- The legal costs for purchases of more than one million dollars are quoted individually
- Cost to review agreement of purchase and sale $300 +HST if requested by client
Residential Sale: $1,095 + HST
- Inclusive of title insurance for purchases under $500,000 and ONE mortgage
- If the purchase price is over $500,000 there will be a surcharge for the title insurance which we pass on to the client
Condominiums
Residential Condominium (New) - There are TWO closings for a NEW condo
- We charge $300 + HST plus disbursements for the occupancy closing
- PLUS our regular purchase fee for the final closing
Residential Condominium (Resale)
- There is an additional $100 + HST fee for reviewing the status certificate
Commercial Properties (under one million dollars)
Commercial Purchase (Resale): $1,000 + HST + disbursements
- $750 + HST for each additional mortgage
Commercial Purchase (New): $1,250 + HST + disbursements
- $750 + HST for each additional mortgage
- Land Transfer Tax applies to all sales of real estate
- Purchase price less than $250,000
- Purchase price greater than $250,000 and less than $400,000
- $2,225 plus 1.5% on amount between 250K and 400K
- Purchase price greater that $400,000
- $4,475 plus 1% on amount over $400K
Commercial Purchases of one million or more
The legal costs for purchases of more than one million dollars are quoted individually.
